Leasing Terms

325 Pacific effectively accommodates one tenant per floor. However, we are amenable to leasing any or all of the available space, including multiple floors if required. The tenant spaces currently feature attractive and functional layouts, but remodeling, if you prefer, can be negotiated in the lease terms.

Leasing details include those typically contained in an industrial gross lease :

  • tenant responsibility for: maintenance of tenant space, liability & damage insurance; contraction of trash services; and costs for gas & electricity metered to tenant's unit.
  • property owner responsibility for: maintenance of building exterior and common building services including mechanical, electrical, plumbing, gas, and HVAC equipment serving multiple tenants.
